Smoke Alarm Requirements in Perth: Selling and Renting Rules
Smoke alarm requirements catch out many Perth sellers and landlords, because the everyday battery alarm most people know does not actually meet WA law. Before you sell or rent a home, it must have compliant smoke alarms. Here are the smoke alarm requirements in WA, the type you need, and who can install them.
What WA law requires Under WA’s Building Regulations, before a home is sold, rented or hired, it must have working, mains-powered smoke alarms that are less than 10 years old. The smoke alarm requirements apply to all residential properties changing hands, and they exist because a working alarm dramatically improves the chance of escaping a house fire.
Mains-powered, not battery-only This is the key point. The common battery-only alarm does not meet the smoke alarm requirements for selling or renting in WA. Alarms must be hard-wired, or mains-powered. The only exception is where wiring genuinely cannot be run, such as a concrete ceiling or flat roof with no access, in which case a sealed 10-year lithium battery alarm is allowed.

How old are your alarms? Smoke alarms have a lifespan. Even a hard-wired alarm must be replaced once it is 10 years old, because the sensor degrades over time. Most alarms have a manufacture date printed on them, so it is worth checking; if yours are near or past 10 years, they will not meet the smoke alarm requirements and should be replaced.
Where alarms must go Placement matters as much as the type. Alarms are generally required on each level and in or near sleeping areas, mounted on or near the ceiling and away from the wall-ceiling junction. A licensed electrician knows the exact positions that meet the rules for your home’s layout.
Who can install them Because they connect to your mains wiring, hard-wired smoke alarms must be installed by a licensed electrician, never as a DIY job. Why hard-wired matters Mains-powered alarms are required because they cannot be left with a flat or removed battery, the most common reason battery alarms fail when they are needed most. Hard-wired alarms draw from your power, usually with a backup battery, so they keep watch even if an occupant forgets.
Interconnected alarms Where several alarms are fitted, having them interconnected, so that when one sounds they all sound, gives everyone in the home the earliest possible warning. It is a worthwhile upgrade an electrician can discuss when fitting compliant alarms.
