Each is a clue to the age and safety of the wiring.
Check 3: Lighting and the roof space Old halogen downlights are both an energy drain and, if poorly installed, a fire risk. Flickering or dead lights, mismatched fittings, and visible old cabling in the roof space all hint at work ahead. None of it is a deal-breaker, but it is worth knowing before you commit to an offer.
Check 4: Wet areas and outdoor wiring Kitchens, bathrooms, laundries and outdoor areas have stricter safety rules. A pre-purchase electrical inspection checks for power points too close to water, outdoor outlets without weatherproof covers, and dodgy additions like a pergola or shed wired up by someone who should not have. These are common in homes renovated on the cheap.
Check 5: Safety switches and smoke alarms (WA law) Here is a useful lever for buyers. Under WA law, a home must have at least two safety switches (RCDs) and compliant hard-wired smoke alarms installed before it can be legally sold, as the state’s Building and Energy sets out. You have the right to confirm the property complies, and if it does not, that is a legitimate point to raise before settlement.
Check 6: What it means for your offer If the inspection turns up an old fuse board, two-pin sockets and original wiring, you could be facing a rewire and switchboard upgrade, potentially a five-figure job in a larger or double-brick home. That does not mean walk away; it means go in with your eyes open, factor it into your offer and budget for it.
